It now makes me question whether other platforms, like Avail, are also allowing the tenant to pay via credit card and we as landlords are just unaware of the mechanism because it's a side of the transaction we don't have visibility into.

Xo,Michael  here is how they end.. these guys came into my office in 2011 looking for me to fund their buy and rehab ( as that is my day job and I have been doing it in INdy since 2004 https://www.sec.gov/litigation/litreleases/2016/lr23451.htm    same thing buy hood rats sell them that they are cash flow .. guarantee rents.. tell all sorts of marketing tails.. right now I have to agree with you.. people with vacant houses are getting money paid to them.. they sit in another state unaware of the danger that their asset is in..

I would honestly check the Master Plan held with the city or county that should give you an idea of what the future use could be. also check to see if they got mineral rights as well there may be something in the area that you are unaware of.

Even a typical water heat replacement would set you back signficantly.There's plenty to the puzzle that i am unaware of but with what you've outlined here i would consider passing on the property.you know you need managementyou know you need to remove at least one tenantyou know cashflow is meager after considering management.i personally wouldn't recommend a client take on the risk for such a paltry pay out out of state.Even when considering long term appreciation the average amount of headache one assumes with a property will bog you down before the long term play pays off.
