Personally never heard of this scheme or way to set up transactions. 

Hi @Sam M.there are great answers on this post but I want to clarify something.In a real estate transaction most of the items are negotiable.

@Marko BukvaI'm not entirely clear on the plan and ownership, but there are potentially several different types of tax at play for a transaction like you're discussing - gift taxes, estate tax, income tax, property tax, documentary transfer tax, etc. 

The agent will not be paying you/seller/buyer because the agent does not bring money to the seller/buyer in any fashion in a transaction (typical transactions), unless this agent is a partner to that person buying the property, or they are a principal to the property.Let me know if that makes sense. 

It will auto download bank and credit card transactions, give you reports by account, category or property in any form you want. 

Creative financing is ruling in this transaction space.

Now, should you decide to enter into a real estate transaction WITHOUT a licensed agent, one should be mindful to not get unpset should that person get scammed in the real estate purchase or sell transaction.

We have a checkbook LLC account with Titan bank that we setup from our SDIRA company and haven't had any issues for the last year from any transactions.
