Without leveraged finance there would be no facebook, no Microsoft, no i-anything, you would not be just doing it as there would be no Nikes, there would be no grocery stores as all farming would come to an end because all that machinery and seed for planting, you guessed it, financed because farmer Joe dosn't have the $250k cash for seed with another $350k for that tractor, it's financed.

It wouldn't take much for me to become the prototypical fat lazy landlord rolling around to pick up fat stacks from his starving skinny boarders, so I at least try to get my dog to the river or the dog park a few times a week, I go out in the garden and pull some weeds (but don't smoke them, those days are long past), hop on my tractor and get some arm exercises in pulling up and pushing down on the joysticks, and get some stair-stepping in when I forgot something down in the garage. 

I bought a tractor and a 17 yard dump trailer after this house and they paid for themselves on the next tax sale property I bought in October of 2020. 

Some context would really help, i.e. are we talking about commercial zoned land or residential zoned land, and if we are talking about residential land, are we talking about low density/agricultural or land where you could put an SFR tract or row townhomes or even a dense apartment/condo project?

I know a fencing contractor that does this every year  and makes Lowe’s send him a tractor trailer load of it for the year.  

Could we figure out what our tax hit would be from the capital gains of selling a lot,  and offset it by purchasing something big we'll need for the business,  like a tractor and depreciate the total value in the first year?

If you have a small lawn to cut - you don't purchase a John Deere tractor - nor do you cut it with a machete.

My current hobbies include paintball, auto and tractor restoration, farming and just making things in the shop. 

loleven tried liquidating my $16k work tractor to get funds to refi.i already maxed my credit card on rehabs. self employed but net tax revenues are avg of $2500 month for last 2 yrs. but with 2 moves,  in last 6 months, and focus onto real estate less coming in. 

The acreage and long drive tend to require a tractor which is more time, money, etc.
