You can also take a car ride and travel to Dallas, Houston or Austin.I think NYC is a good city if you want to work and make a lot of money. 

You could tap the $400k of equity in your primary, but that's a slippery slope with the little financial discipline you appear to have and could quickly lead to bankruptcy.

Then I would either go to your GC with the info, or go directly to your subs (licensed electrician etc.) with the info.

It makes sense for a PM to be Additional Insured on a landlord policy because they can't get insurance coverage on a property they don't own. 

I recommend you speak with a lender about reviewing whether you could qualify for a loan prior to making an offer, as I've seen these kinds of things blow up.

Make sure to research lenders, get pre-approved, and calculate your potential ROI before bidding.
