With a budget of $300K-$400K, you could potentially find single-family homes or small multi-units in those areas.I'd recommend researching rental demand near universities like Duke or NC State or even checking out neighborhoods with strong job growth near tech hubs.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

My job is to thoroughly vet the operator, analyze the market and analyze the deal - then I send the wire and my job is done. 

I will say that they hve been telling me for almost two weeks now the tech team is working on the category link.

i do think its about time to have a tech come out and go through it and make sure it works well but in general I'm very happy with it.
