I'd say the logical paradigm in the question is a bit off.CRE includes everything from airports to golf courses to hospitals to campgrounds.So saying "residential versus commercial" is like saying "bacon versus plant life."

No one can answer that because we don't know what market you are in and what your list price is versus the actual value, as well as the scale of the town.When something hasn't sold in 50 days, it's overpriced.

There is no such absolute rule or mandate for REI - it is up to you on your comfort level with your cash flow versus total investment versus appreciation potential.If I followed that rule, I would have missed out on a LOT of great opportunities over the years.We bought a house in Jones Valley in 2017 with negative cash flow - why?

I am also a Denver investor and resident :) I would highly recommend taking a look at the BiggerPockets agent finder, that will give you a shortlist of some agents you can interview and agents on BiggerPockets are investor friendly who tend to specialize in finding investment opportunities versus average agents who focus on helping families find homes. https://www.biggerpockets.com/business/finder/agentsMy best advice is come up with a couple questions, take the time to meet with each agent over coffee or at least have a phone call.

The bank will make you leave 25% equity in the property - but you also still want the property to at least cash flow some - so be careful how much equity you pull out / new debt you take on.I would do a cost benefit analysis of what your actual gain is in cash-flow on buying a new property with a (currently) higher interest rate (if financing), versus just holding on to the current appreciated property and enjoying that cash flow.All the best!

This gives much better diversification protection across geographies, asset types, strategies, investment subclasses etc. versus putting all the eggs into one basket.The downside is that it's not for everyone, and a person has to be comfortable with turning over control to someone else.

I have a client in KC that has acquired 45 SFRs and is just now looking to buy MF properties.Two of the biggest things to consider when buying a commercial property (5+) versus a 1-4 MF is cost (e.g., the appraisal for 5+ is at least $2k-$3k) and the financing structure by lenders because Fannie/Freddie don't generally buy loans for commercial properties.So, for you personally, the biggest driver for the type of your next property is probably going to be the amount of a down payment/equity you can put in the property.
