Really depends on (1) if the tenant is being honest and hasn’t fabricated the story for sympathy in getting out of the lease and (2) if the tenant is telling the truth the financial condition of the tenant (struggling to make payments vs having $2 million in an IRA).

Those that are "chasing" returns and are like: Well John says he will pay 15% but Jane only pays 10% I will absolutely go with John - those people I have ZERO sympathy for, especially when they are investing in unsecured loans.

@Don Konipoli can have some sympathy for #4, since it's drilled into everyone now that you can't advance in any field unless you 'have a mentor' - so i try to redirect those into an old-fashioned pursuit called 'making friends' or, not quite as bad, 'networking.'
