Im not a fan of seller financing unless that property is free and clear and the seller is offering reasonable terms NOT on money they have borrowed. just too many people get into this type of thing without understanding the whole picture, like title being moved into the buyer's name, due on sale clauses... etc. etc. also, just because its a very commonly overlooked guideline which makes financing on 3's and 4's a little challenging: FHA requires the property to self-sustain its own PITIMI by the rents.

We added value by making a accent while in the living room, as well as refreshing all the furniture and decorations, painting the property, making a back door. back door out of the master bedroom because there was no way to get to the backyard without having to go through the side as well as some landscaping & new washer dryer.What was the outcome?

To have a SUSTAINABLE business in STR long term, you must migrate from relying on third party platforms to generating deal flow through your website, social media, repeat business and word of mouth.Any third party app will maximize their profitability and allow the service providers the minimal profitability necessary to maintain their interest.in other words as a STR provider AirBNB or VRBO will maximize their own profitability without regard to yours.

I did this because it was an easy way to save money after I bought the place, but now I'm stuck with the renter's furniture choices, and he would have a hard time moving out because he has so much stuff.Finally - if you plan on moving, then you may want to let the renter know that.
