Hey @Brian Cannon after you check and see where STRs are allowed, surf AirBNB and VRBO in the immediate area and see what others are there.How much are they getting for a nightly rate?

My town is quickly becoming a tourist destination and some people who prefer that it remain a quaint, sleepy little beach and surf town, are selling to move to more remote locations. 

lol I'm originally from South Florida and buying an investment property near surf in Puerto Rico has been on my radar for a while, my father and I visited in 2018 and at the time were browsing multi family properties.

Eventually, I’d like to get into long-term rentals (out of state) and short-term rentals (both in and out of state).Besides real estate, I’m really into outdoor activities like surfing, mountain biking, kitesurfing, snowboarding, skateboarding, and rock climbing.

In about 1/2 hour, I only got down to April 27 while surfing on mobile, and that was reading very little.

My goals are established, I'll keep surfing through BP and learning more

There is surfing on Lake Tahoe if you really love surfing.  

It is a lot to ask of friends and family to couch surf for several months-a week or two, perhaps.
