Hello and welcome to Bp .. i hope you find this site as exciting as i did when I stubbled on to it .. there is so much great information and the members are so helpful and nice ..if i was to build a perfect real estate investment site .. it would be almost exactly like BP's .

I don't get it...It’s like the old saying, it’s great work if you can get it.If the poster stubbled upon (1) a seller desperate enough to allow a subject to AND carry  a second or third lien AND an investor dumb enough to put up all the equity for 5-6% interest in SECOND OR THIRD position or all the equity for 25% ownership with the majority owner having no experience in real estate then I guess ANYTHING is possible.

Well @Jay Hinrichs, I 100% completely stubbled upon this first flip.  

I do put aside a relatively small percentage of my total investment assets to move quickly when (if) I (hopefully) stubble across a situation that promises a large and fast return for a (relatively) moderate risk.
