Are you able to start investing in your hometown instead?

Yes you partner with them on the individual deal but you get the reps in to become better at watching a deal from start to finish.

If you have the sellers, the buyers will start reaching out - it likely wont work for some of them and then you can ask what they are looking for and build relationships that way.
