And even if they do, they can change that at a monthly BOD meeting.Plus, since you are going to have to hire out the 1) Property Mgmt, 2) Repairs and maintenance, and 3) cleaning, your profit margin is going to be very slim, particualry in a condo (which will have a much leaner net profit than a basic house.Not trying to be a downer, but I'd suggest looking at another avenue for REI.

Right now its slim pickings in real estate for properties that will cash flow or see any significant appreciation. of course they are always out there but a lot harder to find.The other question is why do you want to continue to grow?

So all in all, the investment seems solid to me, and this is not my first rodeo, as they say.As for the risks associated with the SBLOC, I minimize those by only utilizing a portion of the LOC so that even if the market drops another, lets say 30%, the risk of margin call is slim.

Your current numbers make no sense (600K property at 70% is 180K down and 420K financed, but four 300K properties at 95% is 60K down and 1.14M financed).The odds of finding someone to loan 95% on four investment properties is extremely slim.
