.- Build a fourplex with contractor buddy hopefully have approval wrapped up and swinging hammers in January.- Start building an ADU on a rental this coming October 1st (hopefully done in 3-4 months).- Buy one local STR probably with a my partner.- Buy one lot in area I can start building a duplex or fourplex on.  

But its all the same big budget for marketing and go hammer the airwaves/internet.

Buy a multi family with 50-100K and continue to hammer the HYSA.

I really would hammer home how your company is local, knows the market, and goes above and beyond to earn 5-star reviews.
