Embarrassingly, I listed our property with the usual $50 pet fee (which can only be $35 now) and asking for income 3x rent (which is now 2x).

You roll the dice.You set the minimum stay to 30 days and hope for the best.You should also list on furnished finders.

I do not think running it like a regular STR will work because just listing on Airbnb/VRBO people may not find you. 

We should be listed at this point and we have at least another 2 weeks left to get there (no point in fully pulling the cord on this GC at this point).
