The problem with contractors generally is the lack of vision, their there to do whats code and nothing else.

When the wholesaler locks a contract up under false pretenses it not only lacks integrity but also throws the agent under the bus with them.

The drawback is you need to build trust and relationships upfront.Both have their place, but private money tends to offer more flexibility, while hard money is more structured and accessible if you lack personal connections.
