So I just went with a clean design, laundry in the unit, HVAC, and new appliances sealed the deal IMO

The best defense against rats entering your property is to seal off all entry points (holes, cracks in walls), remove food sources (dirty dishes, food left in trash cans), and water sources (like leaks). 

The letters need to folded, inserted into the envelope, sealed and stamped.

Fridge door seal is cracked in several areas needing replacement.

You can use bat insulation or spray foam, which has the added benefit of giving you an air-tight seal and also keeps the bugs out. 

If the tenant prevails, the record is sealed permanently.
