If this has been or seems like it will be a reoccurring problem with your PM team, I would 100% recommend shopping around for a new team. 

That certainly aligns with what I keep repeatedly hearing and reading from experts and others who have found reoccurring success in this.

If there were losses, it may give you info on a problem that will reoccur.  

I find that taking care of certain repairs myself, outside the PM eliminates a lot of re-occurring maintenance issues.

I think he would like the steady income too, so parts of me has thought of writing up a unsecured loan agreement with him and just paying him out monthly to give him some reoccurring income vs a lump sum, but then I believe he would have other pay taxes on that income vs inheritance.

A common and reoccurring problem is that the title searches and due diligence are delayed due to town hall closures or reduced hours.

If you own up to the problem and commit to fix it, that gives me confidence that the bad review wont be reoccurring.
