I was curious as to some of the facets of Swiss democracy and found this:"By calling a federal referendum a group of citizens may challenge a law that has been passed by Parliament, if they can gather 50,000 signatures against the law within 100 days.

There is a lot of grey area in between, medical conditions, landlord negligence etc...A city council in my county just passed a referendum that would require tenants to split the cost with landlord for specific repairs related to natural disasters, very interesting.

I think Hong Kong has been haemorrhaging value lately and I live in London so can share some numbers I was just running today because we are deciding whether to do more property here or in the US:I was a bit shocked by my results -- even though I had heard from posh friends who bought in central London around the time of the Brexit referendum that they negotiated discounts of 10% the day after the vote and since then their property fell another 10%.But I was kind of shocked to see the flat / negative return over 7 years in those 2 posh areas.

Although we have not had a pandemic like this since 1918, but we've had similar demand shift in Canada and more recently in the UK.Drop in demand in the Montreal market after the referendum for independence in 1996 has altered how one's investment goes in the long run.
