Sounds like you are rediscovering the truth in that old axiom: Fast, Quality, Cheap ... pick two.

And, these companies won't take your business if they know that the asset is too small to support payroll - they don't want to rediscover the wheel every time, hence, institutional.Now, if the property is small and cannot reasonably support institutional style of management, then you are left with the same people that manage single-family.

For a multitude of reasons, I chose to take a break from this and all other forums for the last few months.During this time, I rediscovered local markets and real life deals far removed from the fantasy land of these multitudes of internet offers.Had a great experience working with a marketing company that put me in contact with dozens of small business owners per week.
