It started with a completely redesigned website, and included monthly tasks such as articles (most of which I wrote and the SEO expert modified - edited, placement of articles and comments etc in LinkedIn, Facebook, etc., keyword optimization, and about 20 other things I have little or no familiarity with.  

I think this stuff needs to be redesigned or pulled from the market if this is how it is (not) performing.

I'm not saying you weren't, but I know architects and engineers, if they get a feeling that a client doesn't really know what they want and will need an excessive amount of hand holding and doing several redesigns through the process, they will pad their numbers.

New flooring, new appliance package, paint everything, new tile...in this property, we added a mudroom and a butler's panty with a sink by just redesigning what was there.

We handled everything from redesigning the layout to modernizing fixtures and improving the curb appeal.

When I hired the PM in April, we did a small redesign including light painting, replacing light fixtures, adding a few amenities and other small touches that I also included in this cost.

Sounds like one of the ingredients of your recipe is a redesign/update.
