My belief is that if you can find a good enough deal, you can make it work - even with limited track record.

Right now, you may be looking at it as scalable, but assembling a team without a track record is hard because some may end up being leeches.

Of course a visit to the county records office and -correct reading of the legal description would reveal that the tennis court lot was the one being sold.  

For properties in Central Ohio, you can access records through the Franklin County Recorder's Office, which provides a public records search tool to help you look up property details, including any liens.

Secondly, calendar and email functions/apps on computers and smartphones provide great records and a log.

Your brokerage is required to supervise you, and maintain all records of the transaction, just like any other client. 

Get all of the notices in writing and keep all text message/voicemails for your records.

LTV & CreditEliminate the emotion and treat this like the business it is.In my opinion it does not matter who the borrower is as long as they have a track record of ATR (Credit)And I feel comfortable with the leverage (LTV)

Cameras are motion-activated, can give you alerts, you can record the video and access it from anywhere, etc.

However, it’s important to ensure that the deed is properly recorded with the county recorder’s office to make the transfer official.
