It's an endless game.Recently, one of the tenants being evicted reported a broken heater to code enforcement and the Department of Children and Families (DCF).

I have to check on codes/laws/regulation, but I know CA is on a high of making thinks convenient to build those at the moment.

I also did a local renovation in 2022 bringing it up code.

As U.S. citizens residing in Europe, we are required by the local tax code to hold the property in our personal name.

.: In CA it is a violation of CSLB business and professions code 7159(d)(5) to execute residential time and materials contracts.

My local code enforcement officer is happy to take calls.

I was thinking of starting a rent increase for my 1 bedroom tenant voucher due it being low and well under fair market value(Based on  hud and zip code) but my tenant is in the process of having a caretaker for her disability and getting approved for a two bedroom voucher.

The FMR in that zip code for 3 BR units is $1,590.Thank you!
