@Dwight HenningRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

The customer feature also links to the project feature if you want to make use of that eventually.This structure works great for our clients and their tax pros.

I am under contract for a property out in Columbus and they are one of the few property management companies I am considering going with! 

1.Finding Value: Identifying properties with strong upside potential is critical in markets like Antioch.2.Rehab Management: Staying under budget and on schedule ensures better cash flow and quicker refinancing.3.Leverage Matters: The HELOC strategy allows me to scale quickly and acquire more properties without tying up personal capital.

A manager will roughly cost $100-$150 a month to take over a unit (it could be more or less in your market) and manage the units.

My concern us that the contracting company is owned by the property manager. 

Faster TurnaroundsSmaller projects often take a backseat for licensed contractors, causing delays.
