I've asked for the loan details so I can see the terms and fine print of the loan myself and am doing extensive research, but would love info from the community.

You’re committing to a large lump-sum payment at the end of the term without any leverage to negotiate extensions.

I am a construction manager in my 9-5 and have extensive background in top to bottom labor and management from my younger years. 

The place needs extensive work.

If it is a private money/ commercial style  lender, it is a relatively simple process.
