its a baseball term referring to a pitch that is so low, the batter thinks its a ball, but it just barely comes within the strike zone. the ump calls it a strike and the batter never swings. funny thing about these lowballs that no one swings at........ they never get a home run from them either. as a pitcher, if you never throw a lowball, you never get that strike on the batter. as abat ter, if you do not swing at the low ball, you are never gonna get a hit either. you need to throw that low ball once in a while and see if that batter swings at it. getting started again is hard, but you already know some of the game from trying a previous time. so, you should have less fear going into it this time around. you have watched all the podcasts, read all the books, now get out there and do what you want to do. no one stays in school their entire life, you have to get out there and apply what you have learned or all that learning is useless. get out there. if you fall on your face, then get back up. the only way to learn to do anything right is first learn how to do it wrong. then you know what not to do. good luck to you

I thought from what I had been listening to and reading I should be okay, but I get the feeling I'm missing a lot when the first listing I see appears to be a deal if I could get it for a few thousand below asking (based on some assumptions).Can you please tell me what I'm missing and/or should be looking for with the below "deal".12500 E 34th Ter S,Independence, MO 64055http://www.zillow.com/homes/for_sale/Independence-...List Price: $39,900ARV: $80,000Max Allowable Offer: $36,000 (70% ARV $56,000 minus repair cost $20,000)Total in the deal: $60,000 (MAO + repairs + transactional costs $4,000) Profit: $20,000Now that I do the numbers I can see that if it does actually require 20k repairs (mine above was a guess, tough to do a repair estimate from Australia) for a potential profit of 20K there's not that much in it.All thoughts and opinions are very welcome.

You'll be left with people who are either best-in-class (and expensive), or finely tuned ********ters who are slightly less expensive but won't get the job done.Also ask for licenses and insurance information.

IE I have a partner that will buy it when in fact you don't and your hoping to flip it to someone you probably have never met.. so you start the transaction off with a fib.. and its hard to come back when your put on the spot.. some folks are born ********ters and can work right through that no problem because they could careless what the seller thinks.. others would be sensitive to this as I think you are and have learned... best to be straight up I would have a written doc outlining your process that they sign.. so there is no confusion and you don't get accused of being a pimp.
