I guess it's clear from his thoughts that he doesn't think Blackstone and so on are artificially inflating prices, or that the weakening middle class, or middle class debt (student loans, for example), or that our economy 70% based on consumer spending (read: a populace that can afford to buy things) are weakness to cause one to steer clear of long term holding of real estate.

When I am asked about this today, I point out that the Memphis populace may have a natural pre-disposition towards renting single family housing rather than the upward mobility of owning and buying like you might find elsewhere since it is estimated that 50% of the population rents their housing.

I think they exaggerate the numbers because the "major" outbreak in Western Africa only affects 0.009% of the total populace of approximately 50 million people.The effected area encompasses some of the poorest regions in the world.
