It’s very easy as tenants pay like clock work electronically and are very reasonable for scheduling repairs.

We're letting them come at us from all angles (phone, text, email, portal) but... it is 2025 and we do push the portal pretty hard. 

If they don't have time to get on the phone and speak with you to explain how they work, then they will be even more difficult to get ahold of once they already have your business.
