Any cop with half a brain knows the tenant did not have permission to do that. 

Most PM's are able to sign in place of the owner and don't need their permission.

Finally, depending on the use and if they were ever given any permission then there may be no claim.

@Brandon Croucier That isn't correct... state laws allow you to enter the property within certain time periods, normally 24 hrs, with or without permission.

You could always put something in the lease that allows them with permission and approval of your insurance.
