Can anyone help me understand the process breakdown of:- Putting down an offer without an agent- A direct purchase form seller without an agentI'm having a hard time wrapping my brain around this, though it seems like it can really help with moving fast on deals (no offence to you agents out there, you guys are life savers!!!).

@Frankie Betancourt Buying a property as owner occupied and then renting out right way is mortgage fraud, a federal offence.

Bad tenants always take offence, even though they know my system beforehand, and will dig in.

We are also very punctual with: Rent due on, or before, the first; Notice to Vacate is served on the fourth (first offence) or second (recurring offence).

Fence repair, when I buy a property we do a total rehab, so we know most things won't break down for a little while, but we don't replace fences because of the cost.I'm in the Dallas area, and during storm season I always have sections of fence get knock down,,,sometimes its a cheap fix, sometimes its not.Utilities during rehab and between tenants
