A property manager will take the workload off your shoulder but they likely won't get you a higher rent unless your listing is terrible.  

Still, we've re-opened our VRBO listing and have just started a listing with Mini Stays to see how they perform. 

I want to reach out and get feedback on where I would be able to find off market self storage facilities and how to approach the owner?

Just sell and pay off that loan or two.

Sounds like I can safely write them off only after I purchase the rental and start the renovations to ultimately rent it out.

Some sell everything and ride off into the sunset, others prepare a trust and train the next generation to take the helm.

Don't be so quick to indebt your paid off townhome until your learn creative financing and review all your options.
