Ok,I would simplify this to say non refundable pet fee for two small pets no larger than 25 pounds each.This will eliminate every large dog you're concerned about.No need to get wordy about it.Also,charging 400 bucks for non destructive pets like a bowl of fish or full time caged birds is ridiculous.The possibility of having a problem to repair with them is too remote.Make a stipulation that all dogs and cats must be housebroken prior to entering the property.

Every dog owner who has ever applied for my properties told me the dog was not aggressive, is non destructive, is kenneled when they leave and everyone who meets the dog loves it.
