.$260/sq ft vs $296 is a gap, question is how much liquidity is in that market and is it momentum driven? 

We are looking to do long-term rentals for a buy-and-hold strategy, starting to build up our portfolio and gain momentum. 

To build momentum, I’d start small, assemble a reliable local team, and ensure the properties I invest in have strong fundamentals.

The city has a lot of momentum with major developments, population growth, and continued investment in infrastructure.That said, it’s not without challenges.

Keep that momentum going; this is just the beginning!

Adding value to a property and then either selling or refinancing to pull your capital out is a solid way to build momentum, especially if you're okay breaking even on rental income.
