Charges them all for parking passes (on the lots I own), charges for pets, charges to empty the coin op laundry, charges for credit checks etc.  

Here's an ideal PM contract: The two keys are: The PM is incentivized to make you money, not charge high fees, and is contractually bound to provide reporting that you can understand in a timely manner. 

If you're looking to treat this as a regular rental, then charging undermarket rent throws a monkey wrench in that. 

And then monthly by check or if you don’t trust them certified funds or EFT.

There simply isn't enough margin in this business to layer on a national company, without charging you an arm and a leg and/or doing a substandard job.

Don't let them keep you in the dark about what they are charging vs what they are telling you they are charging.

@Chad Hale Because my accountant has access to QBO, and my bookeeper breaks down all the PM monthly reports into QBO each month, there is no need for me to send monthly/annual reports to my accountant.

Most property managers don't charge any markup.

It looks like water is not being paid and I can only see a small fee every month (that is over due) meaning the meter is likely disconnected.
