I don't agree with your assessment on Tertiary markets as it relates to appreciation and cash flow.while some can be OK.. many of those markets are stagnate and those renting are certainly living month to month.. harder to find labor etc.

Maybe you change it to a 12 month lease at $x or MTM at $x plus more money.

Then stick to your guns.

He has to provide full rent by the 10th of the month or evictions will start.

Tenant goes month to month and on December 15th give notice that they plan to leave by March 31st, 2025.   

Also some important information is that my rent has been locked(I have been on this rent price for the past 2 years) I am assuming that the landlord will keep us at this price since she told us that we are month to month after the first year.
