You should only have to do this with the largest items- mainly couches/chairs and dining sets.

If the cost of the couch removal and other items isn't that significant, maybe just pay out of pocket and don't renew them for another term (or take it out of security deposit if you have one).

We bought couches from Lazyboy that have held up really well and I expect they will last many more years.Some Amazon stuff is good, read the reviews.

Baseboards, couch cushions, above fridge, in cabinets, grout/caulk lines, rug maintenance, air filters, windows inside and out, dust the top corners of windows, corners of high places etc etc.  

Because the last inspection passed everything the 1st time except the fact that he had clothes were on his living room couch thus inspection was rescheduled to ensure tenant cleanliness.
