Michael Calvey Airbnb's CEO says he wants to make the app the Amazon of travel.
18 February 2025 | 9 replies
Quote from @Michael Calvey: Airbnb just dropped their Q4 numbers, and something caught my eye that hosts need to pay attention to: while they're raking in $2.5B in revenue (up 12%), they're dumping massive resources into platform "improvements" - 535 of them to be exact. As someone who follows the hosting space closely, here's what's interesting: they're clearly betting big on AI and tech upgrades, but what does this mean for hosts' bottom lines?

.✅ Building a brand-new pool to increase rental desirability.Recognizing the strength of the deal, we structured 85% financing of the purchase and rehab costs, ensuring the investor had the capital needed to execute the full renovation. The Results:🔹 Massive Equity Gain: With an after-repair value of $2.2M, the investor locked in significant built-in equity.🔹 Tax-Free Cash Flow: Upon completion, we refinanced the property with a $1,650,000 loan, allowing him to pull equity out of the deal tax-free while keeping the property.🔹 High-Performing Short-Term Rental: The property now generates $250,000 per year as a luxury short-term rental, creating a strong passive income stream. This is a perfect example of how strategic renovations and smart financing can turn a distressed property into a cash-flowing asset.

Agents don't always know what they're doing or they throw things against the wall and see what sticks.Even if you could purchase that, you'd likely face massive coinsurance penalties in the event of a claim since the property would only be insured to 57% of the actual replacement cost.If you've already shopped the policy across multiple companies and brokers, it's likely that the prices you're seeing are the prices you can get.

Melanie Baldridge Bonus depreciation in 2025
10 February 2025 | 1 reply
Quote from @Melanie Baldridge: In 2025 the bonus depreciation rate is 40%.This means that if you bought a property for $1M in 2025, did a cost seg study and found $300K in eligible assets that you could depreciate, you could take 40% of that $300K as bonus depreciation to offset your income in the first year.40% of $300K = $120K.You then apply that $120K to the owner’s personal tax rate to find the final amount that they can defer in year 1.If your tax rate is 37%, you can defer $66.6K.This is a big deal even at the 40% bonus depreciation rate this year. It’s a massive benefit
