Never making a large salary.Like you said, its incredibly important to make these big sacrifices before having a serious relationship and/or marriage and kids, because most times the significant other won't be on board to live so far away from everything.

Other most common factor: Family Size increases due to marriage or having a child. 

Thing is…most of them wait for marriage - need more space, want a two-bedroom etc…

Staying involved in a business partnership while dissolving the marriage will rarely work.If you split the properties, I recommend hiring a good property manager.

Its those investors that invest and if they lose their money their lifestyle  marriage  and financial standings are deeply affected. those folks should not invest in High yield RE investments were the day they invest they lose control of their funds..

I personally could give a rip about the buyers safety if they dont know any better and get wiped out so what.. but Sellers thats a whole different matter.. a sub 2 gone bad can destroy them financially emotionally physically break up marriages etc etc.

It should be like dating before marriage, it makes sense.

Also I have seen a few listed due to divorce....I wonder how the STR strained their marriage.

I feel a little cruel just writing this...until I stop to think how many marriages and families might have been destroyed by MI / OP.

I was hoping that this is an easy process, given how frequent name changes are following marriages.
