While my overall debt won't change - I can consolidate it all at a much better rate long-term, and increase monthly cash-flow.Of course, the terms lengthen (to a new, full 30 year) - but I can comfortably pay the difference towards principal-pay down so that the interest over life of the loan comes down.

Using a 2 year lease will not lengthen a tenants stay and will normally result in them having to brake their lease, usually with no notice, which will increase your turn over costs not reduce them.

I should able to sell all day long at the terms i mentioned above so my holding costs wouldn't be more than 2 months max, so I guess the real question I was trying to get at is whether lengthening the terms of the note to say 6 yrs to get a higher sales price outweighs the increased risk of default by a mobile home buyer.
