For off-market deals, driving for dollars, cold calling, direct mail, and networking with agents/investors at meetups work well.

If I couldn’t sell, and wasn’t using a realtor, I MIGHT take that deal with $160k from the buyer, but more likely $320k.

That would be $800,000 below asking, so it's a good deal, right?

I have found that in many markets an investor is able to find a doable and sometimes better deal with new construction.I found that there's a number of advantages with this type of investing.
