That being said, I still want to pull my hair out sometimes because of the difficulties investing and working here.

Since I have a lot of grey hair, I tell it like I see and will tell you what I think is best regardless if it falls on willing ears or deaf ears.  

.: Foreclosures usually have a lot of "hair" that goes with them.

Starting all over from scratch... my gray hair is turning back black....LOL.   

But we don't know how it works for the tax implications of that for the hairs...Or would a trust be better? 

I don't like seeing a bunch of blue haired nerds running around crying about how evil their landlord's are for forcing them to pay their rent on time, but I don't want being a blue haired nerd to become a criminal offense.

Given his history prior to all this, namely the ugly stuff in his history, I don't think there will ever be full clarity of it all because I am certain he is laser focused on obfuscating it as much as possible. 

Not only that most of ours we saved within 1 to 3 days of the sale so it was hair on fire getting the reinstatement back to the trustee.. total risk on our part.. give the seller some money we always did.. and then record the deed  WE did our own deeds in house.. buy without title insurance etc etc.  

If you're wondering if rates are too low, raise them a hair in advertising and see if your number of inquiries drop.
