If Indy is your bag and you can help people, I would make sure you have a keyword alert on for Indy or Indianapolis and always answer those questions without asking for anything.

You could certainly reach this demographic, but it could also cost you substantially more than the return.For the money, your best bet is probably a dedicated website for your property with the key words that you want to convey.

This isn't true. there are lenders that do 80% cash out refinances - DSCR isn't the only loan type you can close in an LLC to get 80% cash out...and there are many lenders where investors can get 0% origination fees --- keyword here is "lenders", not brokers.

The programs he brags about are no more than searching Zillow and Craig’s list for key words.

I set up tax lien as a keyword alert so I get alerted when someone mentions them.

Keep playing around with keywords to make it pop in searches.
