the trend that you are seeing in your market I think is more nationwide and you are absolutely right about building relationships with agents and wholesalers to have a good dealflow. 

What trends proved to be the most successful for you last year?

That would be the key element + no rental restrictions Ramsey,Do not forget there are a ton of REI properties in areas not close to the beach or in a flood zone in Florida. 

How do you think these trends will affect them in the states with declining populations?

Unfortunately, I see a growing trend of a lot of service members renting their homes at break even rates or at losses.
