@Jay Hinrichs I love your honesty through the entire 30 pages,  a hard pill for many to swallow but I get you my man, and would love to connect with you . 

There's no magic pill.

Unbeknownst to everyone until of course we had to replace some drywall and all these needles came pouring out.... hahahahahaha I had some experience too, except it's bunch of pills.

Having a hard time to find anything remotely comparable to this home in CAHowever being a remote landlord feels like a tough pill to swallow hence the confusion. 

Tough pill to swallow, I like cash and certainty over sub2 all day but that's my preference. 

Good luck I will say that it is a tough pill to swallow principal wise.

I would be coming in through an LLC, so feel comfortable with liability protection as it relates to other assets, but still, will be on title, so there is exposure.As a real estate guy I'm still in growth mode and am having a hard time swallowing the dst pill. 

There is no magic pill out there that gives ultra returns and is ultra safe there are many investments along a SPECTRUM of risk and potential upside with varying degrees of potential tax benefits and deferment strategies. 

Tough pill to swallow because the rate I currently have vs what I would be refinancing into... so not sure it's the right move for me yet. 

I guess the reason why my wife is very hesitant on cutting losses is because between our friend and us, we have spent $92,000 out of pocket on this deal and I guess it’s a tough pill to swallow
