I would make this analysisA - Hoover, Mnt Brook, Homewood, Pelham Trussville, Alabaster B - Clay, Pinson, Centerpoint, Pleasant Grove, Leeds, Moody, South pointC- Tarrant, Inglenook, Eastlake, Birmingham, Norwood, D - Ensley, West End, Titusville, Midfield, Fairfield,F - I don't personally have any F area, I think there are good streets in every area if you are a out of state investor I would avoid anything below a B, as you can get sold a house on a bad block and overpay

Obviously you can use local advisers, but that is a whole other discussion.We brought in Mongolia and while the local market has been pretty reasonable to us the FX rate went from 1 USD : 1350 MNT (Local currency) to 1 USD : 2635 MNT today.

Ok I’ll take a stab at this one,i hate typing Youwei ,deal - depends on your risk tolerance  ,this is a nice property,pretty much “A” locationHopefully you most likely will have great tenant retention (saves you lots of $ over the years)Doesn’t look like there is much deferred mnt.

You'll find many posts here on BP that recommend only 5% for MNT Reserve.But that 5% won't work on lower class properties.We recommend:Class B - 10%Class C - 20%

You also only have 5% for CapEx and 5% for MNT, total 10%, and we usually recommend 15-20% for Class C.You'll also want to be careful with the property taxes!
