You have to use the email to app intergration with podio to get calls into the app you setup..we use Freedomvoice for our voicemail line and the leads go straight into podio

@Ryan Moore, the regulation I believe they are referring to is TRID and I don't believe TRID (TILA RESPA Intergrated Disclosure Rule) prevents them from putting the security deposits and pro-rated rents on the CD (Closing Disclosure), I think the problem is they don't want to put them in because they are technically transferring outside of the loan (i.e. meaning it is not a condition of financing).

Thats a 1:1 ratio on average but accompany that with the risk of suicide being at its highest within 5 years post discharge and the lack of a comfortable re-intergration back into society and we have a system failing arguably its most priceless assets.

I'd definitely pay for a sewer scope inspection to get an opinion on the intergrity of the line.

those that I see that make good money and by that I mean consistantly 6 figures to 7 figures  have 20 to 50k monthly budgets and are vertically intergrated with foxed over ahead  IE it takes a fair amount of capital to pull this off.

@Alex Young  if your going to be flipping the most successful guys I have seen are fully intergrated..RE brokerage in house  rehab in house .. all profit centers they do themselves.. this way they can and do pay a little more for the property than those that take a guru flipping course and have no real skills in the field.. 

You need either a intergrated calculator like on BP(can use  5 times for free) or a spreadsheet, some in the files section.

The residences' structural intergrity is good to go.
