Renovation, Gut, Pricing, Estimating, Time Frame, etc

My question is about Estimating/Pricing a gut renovation. I am sure there are many factors that come into play, however for those that are experienced (at least 1 complete project), please give your best estimate of what a gut job renovation would cost for a 1700 square foot, 3 story house in the Westchester, NY area, using a GC with stock materials. The residences' structural intergrity is good to go. Thank you, your feedback is appreciated. I am using bigger pockets rehab calculator, however for my first project I would like to make sure I am within $5,000. Thanks again.

This sounds easy to estimate... it isn't.

Does it need a complete hvac system? If so, boiler, furnace, oil, gas, air? If forced air, new ductwork? This could vary the pricing by $15-20,000.

Is the electrical knob and tube and needs a complete redo? Basic work could be a couple thousand, a complete redo, $10,000+.

Plumbing, complete redo including all waste, water, replace galv out to the street? How many bathrooms?

Does it need a new roof? Is the roof 5 SQ or 20 SQ? is there rotted sheathing? Could be $3500, could be $15,000...

There are far too many unknowns to give any real price (especially to try and be within $5000).
