Because I need cashflow proceeds to start being withdrawn in 2 years and not today, I'm looking for how I can build up the empire with a larger portfolio with continued investments beyond the initial $250k now.  

Although the tenant initiated the payment on 12/31/2024, the funds didn’t reach your account until 1/6/2025, making it 2025 income.

With the profit from the first deal I would pay for the initial investment technically.  

If so, how did you approach it initially?

I don’t know how much initial equity but if your guess is right 10 cents on the dollar is about right. 

On the initial agreement, it clearly stated that the buyer was going to be using financing and listed the terms of their financing
