Jail is in Downieville.I was looking at some hangover lots in whitehawk to buy 30 of them and build new homes.. but just could not make the numbers work sub pricing is astronomical in that area..  

I will probably have one or two more to donate ( those are hang over OREOS that are in rougher areas)  Not like this little piece of mid western Americana .

I'm doing this with duplexes, triplexes, and quads, on lots with yards and solid zoning, so that if the party continues forever, I can scrape and rebuild, selling at a huge profit, and if the party slows down or we all get a hangover, I can survive on the cash flow until it gets going again. 

It's great when the punch is flowing but the hangover(when you actual have to normalize the Interest rate) will not be pretty.

3.75% I could not get a conventional loan in 2012.. as I shed off hangover inventory and took loss's and lenders for some reason don't like that .refining my resi now at 3.0  15 year.. my first home I bought in 1975 rate was 9%
