@Sharon Tzib I don't think Texas is going to be seeing the kind of price increase like California anytime in the near or distant future, but I would fervently hope that would be the case once I've bought all of my investment properties. 

One thing i have found in extreme plentiful bounty "Getting them to really prove what they say"  you may as well begin spooning down death valley sand, of all the challenges I have set out, never one to pick up the dare and do what I so fervently desire in most all thing  , the battle cry my wife has hated for 34 years-  "PROVE ME WRONG".
