In Modesto it gets really hot during summer and pretty cold during winter.

I realize people are trying to make a living, but anyone who cold calls me is the last person I'd use for any transaction (plus I have people for that!).  

This is completely understandable that folks don't want to move around in the cold/ winter.

The cold truth is no one cares.

Cold calling IMO is the easiest way to get into the space.

Hi Jessica, I would suggest getting a propstream or any other lead generation account, finding cash buyers who bought similiar properties to yours in the last 3-6 months in the area of the properties you are looking to sell, skip trace then cold call or cold texting the list. 

I do SMS, cold call, mail, online, wholesalers, etc.

I have a team of two who do texting campaigns and one who does cold calls.

It's also widely available- Amazon, Home Depot, Lowes, etc.One thing I will share that I've found out only recently- depending on where your lock is, it can go offline in very cold temperatures (for me that's below 20F and definitely below zero if in a more exposed location).
